Jenn and I recieved notice last week, our rent is going up nearly 10%. I'm not really excited about the prospect of moving and in the end we may not, but I figure we should at least do some due diligence before we sign a legally binding five figure contract.

Does anyone have any leads / ins that I should know about?

Our requirements are:
2 bedroom (or else something that is large enough for a home office)
One dog allowed
Lots of bike parking
One car parking
Roughly $2,500 / month
Preferably on Capitol Hill

for $2500/month you should have no issues. We've been in our new place a few months now and when were were looking our requirements were exactly what yours are except for location and we had a budget of $1600/mo.

That was tricky to find a place and we often were 2nd or 3rd on the list for a place but someone else would get it before us.

Not sure what Cap Hill is like, but if we had $2500 budget we could have found a place in Ballard/Fremont/Wedgewood/Ravenna/Maple Leaf/Greenwood or West Seattle with no problems at all.

Good luck, rent raises and moving both suck but I think you'll do alright.

One minor tip: we went and visited a couple of places that said "no pets" but after talking to them did, in fact allow a dog. It basically came down to meeting us in person, hearing that we had a great referral from our previous landlord about our dog and care of the house, we also offered to pay not only for carpet cleaning on move-out but also duct-cleaning. Also offered to upgrade the fence on a couple of houses if they'd allow a dog. So if there's a place you otherwise are really interested in you might try to deal with them a bit. This seemed to work much better with owner/landlords vs. dealing with an agency.
